The building was the former headquarters of the famous Khong Guan biscuit firm (established in 1947). It was constructed by the firm of Chung Swee Poey & Sons, who were commissioned by Khong Guan as their company architects since the 1950s. This building is a landmark in the Mactaggart Road Industrial Area, one of the earliest of such areas to be set up after World War Two. The building was given conservation status on 27 December 2005.
Project goal is to refurbish existing factory building so it might address client’s needs of new headquarters offices. Moreover company would like to make use of possibilities of not fully used GFA area. By regulations 60% of GFA has to maintain used as warehouse or factory and only 40 % as offices and ancillary use. GFA for this plot is 2550 m2. To comply the 60/40 quantum control of the entire development, with minimum 60% predominant (purely for industrial) and maximum 40% ancillary (office including common area/toilets etc.) use. Plot ratio of 2.5 on current lot.
One of client requirements is to add multipurpose broadroom for meeting with shareholders and adding lush sky garden with terrace on top of existing building’s roof.
